About the Occupi Concept

FSBO was once incredibly popular in Scotland, and classified ads were the first step to a sale, and for many sellers, the final one too: we think it’s time for a revival of that fine old tradition. Occupi will add a new element: no need to have your phone number on display, simply the site where you are listed. For a small fee we can even provide a temporary email diversion which will be unique to your personal sale, keeping you one step away from the spammers and cold callers.

The Occupi concept is in early stages but values your feedback to shape the site for the future. We aim to promote open source low cost or no cost marketing opportunities to help utilise the power of established social networking sites to let buyers and sellers share information in a way that was not possible before the change of law in Scotland.

The Scottish Single Survey puts the objective and professionally indemnified opinions of the trained property inspector in the hands of both buyer and seller before the sale moves to an advanced stage. Moving from the historic approach where the potential buyer had to pay to find out the true value and potential pitfalls of a property, the new system provides the basis for a new open, honest and transparent trade where buyers and sellers can cut to the chase and reach satisfactory and informed agreements on the selling price of a house without having to commit financial resources to assess that the risk inherent in the purchase is balanced by the fair price offered.

The bottom line is that your property will be valued accurately by the market: a slow market may sell below the valuation, a high demand market may see prices well above it, but a fair market will see offers around the professional valuation figure. That is the change which we are seeing happening now in Scotland.

How do we make money from a free service? We reckon that a proportion of sellers listing on Occupi will want to use some of the premium services that we can supply, which we will be rolling out as we develop the site. We’ll make some money from advertising, and may have some sponsored links to relevant professional services.
